A Comfortable Home for Everyone
At Total Rentals, we believe that shared housing works best when residents respect one another's privacy, communicate openly, and take responsibility for common spaces.
The following guidelines provide an overview of everyday expectations for residents of our shared rental properties.
Common Areas
Residents have shared access to designated common areas, which may include the kitchen, dining room, living room, laundry facilities, hallways, outdoor areas, and parking.
Common areas are intended for everyone's reasonable enjoyment. Please avoid monopolizing shared spaces or storing personal belongings where they interfere with other residents.
Cleaning & Household Care
All residents are responsible for cleaning up after themselves.
Clean kitchen counters, appliances, and dishes after use.
Keep shared bathrooms and common spaces tidy.
Coordinate trash removal and household cleaning responsibilities.
Respect designated refrigerator, pantry, and storage areas.
Leave shared spaces ready for the next person.
Utilities & Internet
Utilities and internet expenses are generally shared among residents according to the applicable lease and utility allocation agreement.
Charges are typically allocated based on occupancy during the billing period. Residents receive statements showing the amounts due.
Residents should use electricity, heating, cooling, water, and internet responsibly.
Please do not alter internet equipment, reset routers, or share household Wi-Fi passwords outside the property without authorization.
Communication & Cooperation
Residents are encouraged to communicate respectfully about routine household matters, including cleaning, laundry, shared supplies, parking, guests, and common-area use.
Every resident deserves privacy, courtesy, and reasonable enjoyment of their home.
Management can assist with lease-related issues, maintenance, safety concerns, and enforcement of applicable property rules.
Noise & Quiet Enjoyment
Please be considerate of noise levels, particularly during designated quiet hours.
Loud music, repeated disturbances, and activities that unreasonably interfere with other residents' peaceful enjoyment of the property are not permitted.
Guests & Security
Residents should follow the guest provisions in their lease and applicable house rules.
Please secure exterior doors, respect other residents' privacy, and promptly report security or maintenance concerns.
Maintenance & Property Care
Residents should report maintenance problems promptly and provide sufficient information to help management arrange repairs.
Do not make unauthorized alterations to the property, its locks, appliances, or utility systems.
Lease Agreements
These guidelines are provided as a general overview of shared living expectations.
Each resident's signed lease, addenda, and applicable law govern their specific rights and obligations. If there is any inconsistency, those controlling documents take precedence.
